Boyana, Dragalevtsi and Simeonovo are where Sofia climbs towards Vitosha. They have some of the most expensive houses in the city, many gated complexes and old village plots turned into building land. The reasons to live here are obvious – fresh air, quiet, views and the mountain a few minutes away. But choosing a property here takes more checks than a flat in town.
In all three there is a big difference between the old core and the new zones. The old village has narrow streets but finished utilities; the new zones often have spacious houses but unfinished streets.
This is the most common disappointment after buying. Only a few main streets lead into the city, they jam in the mornings, and the link to the ring road is crucial. The road junction towards Boyana has been partly restricted for more than two years and will only be resolved within the wider project for the south-western arc of the ring road.
Public transport exists – mostly buses – but is rarely a real alternative to the car for the daily commute or the school run. If your children go to school in the centre, work out how much time you will spend in the car.
Check specifically: a test drive at 8 a.m.; the gradient and width of the street to the property; whether a lorry can reach the gate (deliveries, rubbish collection, the fire brigade).
The foothills of Vitosha are an area with stricter building rules and more complicated property histories:
In the old parts the networks are usually in place. In the new zones do not assume there is a sewer – some properties use a cesspit or a small local treatment unit. Ask the seller for the documents for the water and electricity connections, and check the power capacity if the heating runs on a heat pump.
A gated complex gives you security, maintained paths and often a pool. Before you sign, clarify:
Winter in the foothills is longer and snowier than in the city. Main streets are cleared first, but side streets and private roads are often left to the owners. Before you buy, ask the neighbours how last winter went. Think about a car with suitable drive, heating that keeps working during a power cut, and protecting pipes from freezing.
