Sofia's new metro stations: which neighbourhoods get them by 2027 and beyond — and what to check if you are buying near a future station

Sofia's new metro stations: which neighbourhoods get them by 2027 and beyond — and what to check if you are buying near a future station

"Five minutes from a future metro station" is one of the most common lines in Sofia property listings. Sometimes there is a signed contract and a nearly finished station behind it. Sometimes there is an idea that has no funding yet. For a buyer the difference matters, because the asking price usually already includes the promise.

The reason to take stock now is the news from 8 October 2026: Mayor Vasil Terziev announced that the structural shell of Pancho Vladigerov station is 90% complete. Below are all the metro extensions currently under construction, under contract or in design, with the timelines announced by Sofia Municipality and Metropolitan, the metro operator. Figures are verified as of 16 October 2026.

Already open: three stations towards Poduyane

On 14 August 2026 the three new Line 3 stations under Vladimir Vazov Blvd opened to passengers, a section of about 3 km towards Poduyane serving Hadzhi Dimitar, Levski V and Levski G.

For these neighbourhoods the promise is now a fact. From here on, the metro's effect will show up in actual transactions rather than in listing copy.

Summer 2027: Pancho Vladigerov (Obelya)

The station sits on the boulevard of the same name, between Slivnitsa and Obelya. What was announced as of 8 October:

  • Progress: the structural shell is 90% complete; the contact rail and its systems, and the covering of the open ground-level section, remain.
  • Passengers: expected in summer 2027.
  • Cost: €22.5 million excluding VAT, funded from the state budget; the contractor is Geostroy.
  • What changes: cross-platform transfers between Lines 1 and 2, with no long corridors, and Line 2 intervals cut from 7 to 4 minutes.
  • What is still missing: the station is designed to link to a future Obelya railway station and bus station. Construction of the railway station has not started and is the responsibility of the National Railway Infrastructure Company. The metro station can operate without it.

One useful detail: in mid-September Metropolitan's management was talking about opening "in spring 2027 at the earliest". Three weeks later the date is summer 2027. That is normal for a project of this kind, and a good reminder that announced dates move.

Autumn 2027: Line 3 through Geo Milev and Slatina

The Line 3 extension is about 6 km with 6 new stations. It starts near Shipka Street, runs through Geo Milev and Slatina, and reaches Arena Sofia and Tsarigradsko Shose Blvd. The announced completion date is autumn 2027.

As of mid-September 2026 the tunnel was about 75% complete and the section as a whole more than 50%. With this section and Pancho Vladigerov, the Sofia metro will reach about 61 km and 57 stations.

Around 2029–2030: Lyulin to the Ring Road

This is the extension with the most concrete paperwork:

  • Route: about 2 km from the existing Lyulin station along Tsaritsa Yoanna Blvd to the Ring Road.
  • Stations: two, Tsaritsa Yoanna and Dobrinova Skala. A park-and-ride car park is planned at the end of the line for commuters from the Pernik and Blagoevgrad directions.
  • Contracts: signed in June 2026, worth almost €139 million excluding VAT in total (€68.4 million and €70.4 million for the two sections).
  • Duration: 36 months under contract. Construction must start by spring 2027 at the latest, and on 8 October the expectation was within about six months.

The completion window here is our own estimate (construction start plus the 36-month contract term), not an announced opening date. Hence the caveat: around 2029–2030.

Longer horizon: Studentski grad

The Line 2 extension from Vitosha station to Studentski grad is about 5 km with 5 stations. In January 2026 Metropolitan said the detailed development plan procedures were nearly complete. Construction could start in 2027–2028, depending on funding, and full completion could take until around 2033.

There is no funding or contractor yet. For a buyer, the metro in Studentski grad is a long-term possibility, not a fact.

What each stage means for a buyer

1. The price should match the stage. A working station, a construction site with a contract and an unfunded design are three different things. If a seller asks for a premium "because of the metro", ask what stage the project is at and check the source. If the project is only an idea, a large premium is hard to justify.

2. The biggest benefit is 5–10 minutes' walk away. The convenience of getting to the centre and to work quickly is felt most at a short walking distance. A flat directly above a metro exit or ventilation shaft can mean noise, foot traffic and fewer parking spaces.

3. Construction takes years. Building along Tsaritsa Yoanna Blvd is contracted for about three years. If you are buying right next to the route, factor in dust, restricted traffic and noise during that period. It is also a negotiating point.

4. Check the development plan. Before buying a plot or building next to the future route, check with the district administration whether the property falls within the detailed development plan for the metro — for a station, an entrance, a shaft or a temporary construction site. Large infrastructure projects sometimes involve expropriation; we explained how that works in our piece on the Sofia Ring Road.

5. The rental market reacts faster. Tenants choose by commuting time. If you are buying to let, a working station nearby is a real advantage from day one. A promised station becomes one only when it opens.

6. Think about the whole network. The metro is only part of the city's transport projects. We covered the boulevards and tram routes in Sofia's investment programme here.
