Almost every Bulgarian mortgage offer has a line for "life insurance". Many buyers accept it as one more fee. In fact, the policy is the only thing standing between your family and the debt if something happens to one of the borrowers. It is worth understanding what you are buying — and whether you have to buy it from the bank.
No. No law requires an individual to hold life insurance in order to get a mortgage. A bank can, however, make it a condition of the loan or bundle it into a package in exchange for a lower rate — and in practice most banks do.
What matters is Bulgaria's Consumer Real Estate Credit Act (ZKNIP):
Where insurance is a mandatory condition, its cost should be reflected in the total cost of credit and the APR in the European Standardised Information Sheet (ESIS). How to read these documents and compare two offers is explained in our guide How to compare two mortgage offers.
Mortgage-linked life insurance usually covers:
Typical exclusions include pre-existing conditions, certain high-risk activities and events in an initial period after cover starts. The actual list is in the general terms — read those, not just the quote.
The bank is usually the first beneficiary up to the outstanding debt, or the policy is assigned to it. That is logical — the bank wants certainty that the loan will be repaid.
With two borrowers, it is wise to insure both. If one partner earns most of the income and only the other is covered, the family is left with the full instalment and half the income. Discuss the split too — each for the full loan amount, or by shares.
There is no single "normal" price, which is why we quote no figures. The premium depends on:
Ask for the premium in euros per month for the first year and how it is recalculated afterwards. Without that you cannot compare the bank's policy with an outside one.
The bank's group policy is convenient: everything is arranged at signing, the premium is collected with the instalment, and the health declaration is often simplified. Sometimes the price is calculated on the outstanding balance and falls over time.
An individual policy from another insurer can be cheaper, especially for younger, healthy borrowers, and can be more flexible if you later refinance. It must, however, meet the bank's requirements, which typically are:
Watch the discount. If the lower rate is tied to insurance from the bank's own partner, ask in writing for two figures: the rate with its package and the rate with an outside policy. Sometimes the difference in rate costs more than you save on the premium.
Answer fully and truthfully. Incomplete or inaccurate health information can give the insurer grounds to refuse payment — exactly when it is needed most. If you have a condition, disclose it: a higher premium or an exclusion is better than a policy that does not pay.
If you repay the loan early or move it to another bank, check what happens to the policy. A group policy usually ends with the loan. With a single upfront premium, ask whether the unused part is refunded — that depends on the general terms. With an outside policy you simply change the beneficiary. The overall loan process is covered in our guide Mortgage loans in Bulgaria.
Don't confuse life insurance with property insurance on the home — two separate policies with different purposes. What the bank can require for the property itself is explained in our home insurance guide.
The heirs or the co-borrower should notify both the bank and the insurer as soon as possible and gather the documents listed in the general terms (for example a death certificate and medical records). Instalments remain due while the insurer reviews the claim — so someone in the family should know that the policy exists and where to find it.
Life insurance is not required by law, but in practice most banks require it or link it to the rate. Where it is a condition, you are entitled to present a policy from another insurer with equivalent cover. Compare not just the premium but the total cost — rate plus insurance — over the full term.
