
Lyulin is Sofia's most populous district — over 110,000 people across microdistricts 1–10 below Lyulin mountain. Bulgaria's largest housing estate, served by metro line 1, with shopping centres, renewing public spaces and some of the most affordable prices in the city.
Lyulin district is Sofia's most populous — over 110,000 residents on 22 sq. km at the city's western edge, below the slopes of Lyulin mountain. Built from 1971 onwards, it is today the largest housing estate in Bulgaria.
Lyulin is divided into ten microdistricts plus a centre — each with its own schools, kindergartens and park spaces. The panel blocks are joined by new construction, and commercial life hums around the Silver Centre and the Tsaritsa Yoanna and Pancho Vladigerov boulevards.
Metro line 1 serves the district with Slivnitsa, Lyulin and Zapaden Park stations, and the planned western extension will add new stops. The centre is 15–20 minutes away. The combination of metro access, complete infrastructure and some of the lowest prices per square metre keeps Lyulin a steady favourite for first homes and buy-to-let investments.
